Pool type is the biggest lever: vinyl-liner pools are cheapest up front (the liner is replaced every 5\u201310 years), fiberglass costs more but installs fast, and concrete/gunite is the priciest and most customizable. Size, finish, add-ons, and your local labor market move it further.
How it’s calculated & sources
Cost = surface area (length × width) × per-sq-ft rate for the type × finish factor, plus add-ons. Estimates are then scaled by a regional construction-cost factor for your area (U.S. average = 1.00).
Cost ranges from 2025–26 national home-improvement data (HomeAdvisor, Angi, Fixr and industry guides); regional factors approximate RS Means-style city cost indices. National average inground pool \u2248 $55,000 \u2014 vinyl $25\u201365k, fiberglass $30\u201385k, concrete/gunite $50\u2013120k.

Does this include decking and landscaping?
No \u2014 the rates cover the pool shell and installation. Patio/decking, fencing, and landscaping are separate.
Why is gunite so much more?
Concrete/gunite pools are formed and finished on site \u2014 labor-intensive and fully custom.
How does region change it?
We scale the estimate by a regional construction-cost factor, so a pool costs more in high-cost areas like the coasts and less in lower-cost regions.
